The Commercial Park Group (TCPG), a partnership between the developer John Baker and Sir Robert McAlpine Ltd, has appointed JLL as its leasing agents across its portfolio of three office hub developments in South England. Leading regional property consultancy Vail Williams has also been appointed specifically to work alongside JLL regarding the most advanced project from the portfolio, Gatwick Park in Crawley, where two planning consents for a total of 170,000 sq ft of new grade A office space have already been granted.
The Commercial Park Group is also progressing planning applications in relation to major new office developments in Haywards Heath and Bromley, to be known as Haywards Park and Bromley Park respectively.
Over its entire portfolio, TCPG will deliver 2m sq ft of grade A office accommodation in strategic locations across the South of England, chosen because of their strong transport links (both to London, the rest of the UK and Europe), their large talented workforces, and the potential for continued investment in regeneration in these areas.
John Baker, The Commercial Park Group said: “Given that these areas continue to benefit from their large, professional workforces and from ongoing regeneration, as well as their excellent connectivity, we see them as being prime destinations for major companies to base their HQs. The only problem is the undersupply of grade A office accommodation. Our portfolio corrects that imbalance to create a perfect opportunity for major businesses looking to relocate into high quality offices, whilst continuing to attract talent, and cutting down on their property costs. We’re delighted to be working with two talented and experienced firms in JLL and Vail Williams, both of whom have demonstrated how well they understand the market, and why these schemes present an incredible opportunity for businesses looking for new accommodation.”
Kate Clark, Director, South East Office Agency, JLL said: “I have no doubt that many significant companies will welcome the opportunity for quality, well connected and well-designed accommodation in locations like Crawley, Haywards Heath and Bromley, not least because increasingly we’re seeing more and more talented professionals move to these places for a more flexible lifestyle. By producing a standard of accommodation that is rare in these increasingly attractive locations, Gatwick Park, Haywards Park and Bromley Park will unlock these areas to a broader range of global companies. We’re very exciting by this project and delighted to be working with The Commercial Park Group team.”
Stephen Oliver, Partner, Vail Williams said: “We’re really pleased to have been appointed to represent The Commercial Park Group on Gatwick Park, which is the most significant and exciting commercial development to have been undertaken in the area for some time. Given the large-scale investment going into Crawley, the size of the area’s workforce, and the fact that these new high-quality offices will be situated within ten minutes of Gatwick airport, we think Gatwick Park represents an incredible opportunity for major international companies, who will also benefit from significantly lower rents than prime Central London.”
